Repair Guidelines from Southwyck, Section IV Homeowner's Association

(Below are the contents of a letter mailed to Section IV homeowners)

Nearly all of the residences in Southwyck have sustained some damage as a result of hurricane Ike. In an effort to restore our properties and retain the integrity and value of our community as quickly as possible, we are providing you with some guidelines as you begin the process of repair. It is important that the guidelines be followed so that the overall aesthetics of the Southwyck neighborhoods is maintained. Please share these guidelines with any contractors you have hired or considered hiring for necessary repairs. Be cautious of unscrupulous contractors or scams. If you are replacing fencing or roofing with the same material as existed before the damage (color, size, shape etc.) no ARC approval is necessary as these were previously approved.

Fences
All fences that are not perimeter fences and are not along major roads such as Southfork, Northfork, Morgan Rd., CR 90 or CR 101, are the responsibility of the homeowner. "All fences, if any, which have been erected on any lot by Declarant or otherwise shall be maintained in good repair by owner, and owner shall promptly repair or replace the same in the event of partial or total destruction." (pg.11 Declaration of covenants, conditions and restrictions)

Minimum construction specifications are as follows:
Posts - 4' X 4' treated pine, set in 2' concrete with a maximum of 7' spacing.
Rails - 3 rails of 2" x 4" treated pine.
Pickets - 1" X 6" cedar, #2 or better without knot holes. Non-capped pickets must have a notched top to match the previous fence.
Caps - If your previous fence had a capped rail, you must replace it with a capped rail.
Base boards or rot boards - allowed if desired.
Height - Minimum of 6', (refer to ARC guidelines). Higher than 6' will require ARC approval.

No staining, painting or varnishing of any fence is permitted. Fence extension requests should be submitted by both neighbors sharing the side lot line and fence. No fence may extend so as to encroach across the front building line. Only fence extensions which will be installed picket side out will be considered by the ARC.

Roofing
If you are replacing more than 100 square feet of roof, it will be necessary to have the roof inspected by a certified State inspector during the repair process. The roofer will provide a windstorm certificate based upon the inspection. You will need this certificate for resale of your property and insurance.
1. Roofs may be patched temporarily if shingles or roofers are unavailable. Protect your property.
2. Shingle color must match the existing shingle color.
3. Entire roof replacement will need to be reviewed by the ARC. Use the ARC form found here and note your request as "emergency" for a quick response.

Trees
If you plan to replace a front yard tree please use a minimum 45 gallon size.
